Vapour barrier details in Sweet Grass that pass inspection

A vapour barrier only works as a continuous plane. In Sweet Grass the failures are almost never the sheet itself — they are the electrical boxes, the top and bottom plates, the window returns and the penetrations, where the poly is cut and not resealed.

Warm side, always

The one rule everything else follows

The barrier goes on the heated side of the insulation. In an Sweet Grass climate that is the room side of an exterior wall.

Why position decides everything

Put it on the cold side and you have placed a moisture stop exactly where indoor humidity will condense against it, inside the wall, where nothing dries and nothing is visible until the damage is done.

Sweet Grass drywall in context

About Sweet Grass

The neighbourhood is named in honour of the Cree Indian Chief Sweet Grass who was one of the early west's first conservationists and instrumental in the protection of the Plains Bison.

What we see in Sweet Grass

In Sweet Grass the drywall work is plaster and lath repair, popcorn and stipple ceiling removal, careful patching into original surfaces. We confirm what your home actually needs on site, in writing, before anything starts.

Windows, doors and the returns around them

Where the detail gets fiddly

The return between a window frame and the wall in Sweet Grass is awkward, tight, and often left as a torn edge tucked behind trim.

Why it matters

It is also a cold junction where condensation shows first, usually as staining or mould at the reveal. The poly is cut to fit, sealed to the frame and supported, rather than folded and hoped for.

Seams belong on framing

Not floating in a bay

A lap sealed in the middle of a cavity has nothing solid behind it. Any movement or pressure opens it, and it cannot be inspected properly.

How we run it

Sheets are sized so seams land on a stud or plate, lapped, and sealed against solid backing. It uses slightly more material and it is the difference between a barrier that holds and one that is only continuous on the day it was installed.

Never two barriers

The trap

Poly on the room side plus a second impermeable layer behind the insulation leaves any moisture that gets in with no direction to dry.

Where it happens

Renovations, mostly. A new barrier gets added over a wall that already had a foil-faced or kraft-faced layer. We look at what is already in an Sweet Grass wall before adding to it rather than assuming the cavity is bare.

Bathrooms, kitchens and the wet rooms

More moisture, same rules

A Sweet Grass bathroom pushes far more vapour into the wall than a bedroom. The barrier is not different, but the consequences of a gap are larger and show up faster.

Fans and penetrations

The fan housing, the duct and any pot lights all pierce the plane in the wettest room in the house. Those are sealed rather than trimmed around, and we check that the fan actually vents outside rather than into the attic.

Poly against smart membranes

Two approaches

Standard 6-mil poly is the common choice in Sweet Grass and works when it is continuous and sealed. A variable-permeance membrane tightens in winter and opens in summer, giving the assembly a drying path in both directions.

When it is worth the difference

Most straightforward walls are fine with poly. Retrofits, assemblies that cannot be fully sealed and some basement details benefit from a membrane. We say which we would use and why rather than defaulting.

Vapour Barrier Installation Sweet Grass Edmonton: your questions answered

What about outlets on exterior walls?
Each one is a deliberate hole. They need poly hats or airtight boxes sealed to the sheet. Taping poly to the front of an ordinary box does not last once board is fastened over it, and it is the most common leak we find.
Will this stop water coming through my basement wall?
No, and installing it would hide the evidence. Water coming through a wall is a drainage and waterproofing problem. Vapour control manages moisture in the air, not liquid water, and we will say so rather than board over it.
Is a basement wall done the same way as an upstairs wall?
No. A basement wall can take moisture from the ground too, so poly detailed like an above-grade wall can trap moisture against the concrete. The insulation is held off the concrete so the wall can dry, with vapour control on the warm side.
What if there is already a vapour barrier in the wall?
We tie into it, and we check whether there is a second one somewhere that would trap moisture between the two. Older Sweet Grass renovations quite often have both, and finding that before boarding is worth the hour.
Does it matter where the sheet meets the ceiling and floor?
It is the whole job. Left loose at the top or bottom plate, warm air simply goes over or under a perfectly installed sheet. The junction into a vaulted ceiling is the most commonly skipped and the wettest point in the room.
Can you install the barrier if someone else did the insulation?
Yes, but we check the insulation first. A barrier over a poorly filled cavity locks the problem in, and once the board is on neither can be corrected without opening the wall.
