Poly and air sealing in Beaumaris before the board goes on

A vapour barrier only works as a continuous plane. In Beaumaris the failures are almost never the sheet itself — they are the electrical boxes, the top and bottom plates, the window returns and the penetrations, where the poly is cut and not resealed.

Never two barriers

The trap

Poly on the room side plus a second impermeable layer behind the insulation leaves any moisture that gets in with no direction to dry.

Where it happens

Renovations, mostly. A new barrier gets added over a wall that already had a foil-faced or kraft-faced layer. We look at what is already in an Beaumaris wall before adding to it rather than assuming the cavity is bare.

Beaumaris drywall in context

About Beaumaris

Part of the Castle Downs and Lake District Area, Beaumaris was named for a Welsh castle, and the neighbourhood's appealing architectural features reflect the castle theme.

What we see in Beaumaris

In Beaumaris the drywall work is popcorn and stipple ceiling removal, settling+truss-uplift cracks, nail pops, Poly-B repipe patching repipe patching. We confirm what your home actually needs on site, in writing, before anything starts.

What a vapour barrier is not

It is not an air barrier by itself

Poly slows vapour diffusion. Sealed properly it also slows air, and unsealed it does very little of either. The sealing is what turns a sheet of plastic into a working assembly.

It is not a damp-proofing fix

If a Beaumaris basement has water coming through the wall, vapour control is not the answer and installing it will hide the evidence. That is a drainage and waterproofing problem, and we will say so rather than board over it.

Where the barrier meets the ceiling and the floor

The two continuous edges

A Beaumaris wall barrier has to be sealed at the top plate and the bottom plate. Left loose, warm air simply goes over or under a perfectly installed sheet.

Cathedral and vaulted areas

Where a wall runs into a vaulted ceiling the junction is awkward and often skipped. It is also the warmest, wettest point in the room because that is where the air collects. It gets detailed properly or the rest of the sheet is decorative.

The rim joist and the bottom plate

Two cold junctions

In an Beaumaris basement the rim joist and the bottom plate against concrete are where warm air meets cold most directly. Both need sealing before insulation, not after.

Sequencing

Once the insulation and poly are on, neither can be reached without pulling the wall apart. We deal with them first, and we would rather flag a problem there at the quote than discover it behind a finished wall.

Top plates, bottom plates and the perimeter

The edges do the leaking

The continuous joints at the top and bottom of an Beaumaris wall are longer than every box and lap put together, and they are the easiest to seal well or badly.

What good looks like

Sealant on the plate, poly laid into it and compressed by the framing or the board above, carried around corners rather than cut and butted at every change of direction.

The parts an inspector looks at first

Predictable list

Electrical boxes, seams landing off framing, the top and bottom plates, window returns and any penetration. Those are where Beaumaris vapour barrier inspections fail, and they fail for the same reasons every time.

Why we sequence to it

We leave the work visible and board after the inspection rather than ahead of it. Covering something an inspector needs to see costs a wall, not an afternoon.

Vapour Barrier Installation Beaumaris Edmonton: your questions answered

What if there is already a vapour barrier in the wall?
We tie into it, and we check whether there is a second one somewhere that would trap moisture between the two. Older Beaumaris renovations quite often have both, and finding that before boarding is worth the hour.
Will this stop water coming through my basement wall?
No, and installing it would hide the evidence. Water coming through a wall is a drainage and waterproofing problem. Vapour control manages moisture in the air, not liquid water, and we will say so rather than board over it.
Is a bathroom done differently?
Same rules, larger consequences. A bathroom pushes far more vapour into the wall, so a gap shows up faster. The fan housing and duct are sealed rather than trimmed around, and we check the fan vents outside rather than into the attic.
What about outlets on exterior walls?
Each one is a deliberate hole. They need poly hats or airtight boxes sealed to the sheet. Taping poly to the front of an ordinary box does not last once board is fastened over it, and it is the most common leak we find.
Does it matter where the sheets overlap?
Yes. A lap must land on solid framing and be sealed with acoustical sealant compressed between layers. An unsupported lap taped across a cavity flexes with pressure changes and works loose.
Is poly always the right answer?
No. Some assemblies, such as insulated concrete basements or walls with exterior rigid insulation, are designed to dry inward, and poly stops that. We look at the whole assembly rather than defaulting.
