Attic insulation in Devon: air seal first, then blow

The most common mistake in an Devon attic is blowing insulation over an unsealed ceiling. Warm moist air keeps rising through pot lights, top plates and the hatch, and it carries moisture into cold insulation where it condenses. We air-seal the penetrations first, then insulate.

Why air sealing comes before insulation in Devon

Insulation does not stop air

Batt and loose-fill slow heat transfer; neither stops air movement. In an Devon attic warm moist household air rises through pot lights, top plates and the hatch, passes straight through the insulation and condenses when it hits the cold deck.

What that looks like later

Frost on the underside of the sheathing in February, then staining on the ceiling in spring. Sealing the penetrations first is the difference between insulation that works and insulation that becomes the problem.

Devon drywall in context

What we see in Devon

In Devon the drywall work is both plaster and stipple repair and new-build basement development. We confirm what your home actually needs on site, in writing, before anything starts.

Depth is the whole number

What you are buying

Attic performance is almost entirely a function of settled depth and even coverage. Two attics with the same product can perform very differently.

How we handle it

Depth markers are set before blowing so the result is measurable rather than asserted, and the Devon attic is checked at the corners rather than only where the hatch is. An attic that is deep in the middle and thin at the perimeter is the usual finding.

Cellulose against fibreglass in an Devon attic

Two products, different behaviour

Blown cellulose is denser, settles into gaps well and resists air movement through it better. Blown fibreglass is lighter, does not settle as much over time and is less prone to holding moisture.

How we choose

Either performs when installed to the right depth with the ceiling sealed underneath. We pick based on what is already up there and how the attic is built, and we tell you which we would use and why rather than defaulting to whichever is on the truck.

Storage in the attic

An honest trade-off

Boards laid over the joists in an Devon attic compress the insulation beneath them and create a thin band right through the middle of the ceiling.

What we suggest

A raised platform over a limited area if storage is genuinely needed, so the insulation depth continues underneath it. Or accepting that a full-depth attic is not also a storage room.

Bathroom and kitchen fans venting into the attic

Found more often than you would think

In older Devon homes a bathroom fan is frequently ducted into the attic space rather than through the roof or soffit. It dumps warm wet air straight into the coldest part of the house.

Why it matters before insulating

Burying that under fresh loose-fill hides a moisture source that will show up as frost and staining. If we find one we tell you, because it needs correcting first — insulation on top of it makes it harder to reach and harder to diagnose.

The attic hatch nobody insulates

A hole in the ceiling

An uninsulated, unsealed hatch is a direct opening between the heated house and a cold attic, and it is often the single worst detail in an otherwise good Devon ceiling.

Simple fix

An insulated cover with weatherstripping and a dam around the opening so blown insulation does not spill through when it is opened.

Attic Insulation Devon: your questions answered

Will insulating my attic stop the ice at my eaves?
Often it helps a great deal, because ice damming is usually escaping heat melting snow that then refreezes over the cold overhang. Air sealing plus even coverage to the eaves lowers the deck temperature, which is the actual cause.
Will you block my soffit vents?
No. Baffles hold the insulation back at the eaves so air can still move from the soffits to the ridge. A blocked attic gets damp no matter how much insulation is in it.
Do I need to seal before adding insulation?
Yes, and it is the part most often skipped. Warm moist air leaking from the house frosts the roof deck and wets the insulation. Blowing over unsealed pot lights and top plates buries the problem instead of fixing it.
Do you insulate over an addition or a vaulted ceiling?
Those need looking at specifically rather than quoting an average depth. Shallow attics, cathedral sections and knee walls are usually the coldest rooms in an Devon house and the parts a general top-up misses.
Should I block the vents to stop drafts?
No. The attic is meant to run close to outdoor temperature so the roof deck stays cold. Blocking soffit vents causes exactly the ice damming people add insulation to prevent.
My bathroom fan seems to vent into the attic. Is that a problem?
Yes, and it needs correcting before insulating. It dumps warm wet air into the coldest part of the house, and burying it under fresh insulation hides a moisture source that will show up later as frost and staining.
